Lu Sha Balay prides itself on offering a truly unique experience with its bold, eclectic design and an array of distinctive features. Our bespoke furniture, including custom-made dining sets and sofas, adds a touch of sophistication and style. To ensure the highest water quality, we've equipped our faucets and water dispensers with reverse osmosis filters. Additionally, guests can enjoy the comfort of premium Serenity Spring mattresses with low partner disturbance feature and stay cool with not just one but 3 Japanese-brand air conditioning units ensuring every corner is refreshingly cool.  

What are the requirements to reserve a room? 🔑

To secure your booking, we require a 100% full payment via Gcash to 09152940795 (other payment methods available). Additionally, all guests must present valid IDs at the condo reception as condo policy. A 15% damage deposit is also required, which will be fully refunded upon checkout if there's no damage to the unit.

What's the purpose of the damage deposit? 💰

The damage deposit serves as a security measure. It will be returned in full within 2-3 hours after your checkout, provided there's no damage or loss to the unit. If any damages or losses are found, we reserve the right to deduct the necessary amount from the deposit. In the event that repair costs exceed the damage deposit, the guest agrees to be responsible for the additional charges.

What are the check-in and checkout times? ⏰

  • Check-in: 2:00 PM
  • Checkout: 11:00 AM

We offer self-check-in for your convenience, allowing you to access the property using a one-time key code via Eufy smartlock. However, we highly recommend meeting with our onsite property officer for a brief 7-minute orientation. Early check-in may be possible, subject to availability and a minimal fee.

Is smoking allowed? 🚭

Smoking is strictly prohibited inside the unit and all condo common areas.

What are your safety and security measures? 🛡️

To ensure the safety of all guests, we require all renters to present a valid ID to the condominium reception at arrival. For the protection of minors, those under 18 are not allowed to check in independently and must be accompanied by a responsible adult. Our property is equipped with a video smartlock and an indoor camera, both of which are motion-activated. Footage captured by these devices may be made available to relevant authorities upon request.

Is cooking allowed? 🍳

Yes, cooking is allowed. However, please ensure that the rangehood exhaust is turned on while cooking to manage odors and smoke. Avoid cooking smelly or pungent food like dried fish, and please note that indoor grilling is not permitted. Never leave cooking unattended, and always turn off all equipment after use to prevent fire hazards. Please use only the provided cookware and utensils to avoid malfunctions.

What are the quiet hours? 🤫

To maintain a peaceful environment, please observe quiet hours from 10:00 PM to 8:00 AM daily. During these hours, please keep noise levels to a minimum. Videoke and parties are not allowed during quiet hours. Failure to comply may result in warnings, penalties or eviction.

Can I make alterations to the unit? 🛠️

Altering or damaging the unit is strictly prohibited. Any damage or loss caused by the renter will be charged accordingly. For minor setup requests for intimate celebrations that won't cause damage, please contact us for approval.. 

Do you offer discounts? 💸

Yes, we offer a 15% discount for weekly stays (7 nights or more). For monthly stays, please contact us via Facebook for special rates.

Is there a kitchen in the unit? 🧑‍🍳

Yes, the unit is equipped with a kitchen that includes a refrigerator, 2-cooktop gas range, a filtered water dispenser with heater, a filtered faucet, cutlery for 4, and cooking pans with utensils. Please note that we do not provide a microwave, toaster, or coffee machine.

Do you provide breakfast? 🥞

We don't provide in-house meals. However, you can enjoy delicious fried rice, available for an extra charge. We're working on a guidebook to highlight nearby food and drink spots. If you have specific preferences, please let us know, and we'll be happy to recommend the best places.

What's your towel policy? 🧼

Each registered guest receives a fresh bath towel and face towel daily. For extended stays, we'll refresh your towels (and bed linens) every 3 days. Please use towels responsibly for personal hygiene only.

Is there a cleaning fee? 🧹

We don't charge a separate cleaning fee but please help us maintain a clean space by cleaning up after yourself and disposing of waste properly. There's no need to strip the bed or wash linens. Professional cleaning services are available for an additional fee.

What are your grounds for eviction? 🚫

To ensure a peaceful stay for all, we may need to ask guests to leave without refund if they violate our house rules or local laws. This includes:

  • Excessive noise disturbing neighbors
  • Damaging the property
  • Unruly or disrespectful behavior
  • Hosting unregistered guests
  • Failing to follow our guidelines
  • Overstaying without payment

In such cases, we'll follow local regulations and may involve authorities if necessary.

Is the Wi-Fi stable? 📶

Yes, we have high-speed fiber internet with a base speed of 200 Mbps, which can reach up to 300 Mbps.

Are pets allowed? 🐾

We understand how important your furry friends are, but due to condo policy, pets, including service dogs, are not permitted on the property. 

Is the Generator Available? 🔌

Due to typhoon damage, the condo generator is currently undergoing maintenance and is unavailable. Fuel-based generators are also not permitted in units for safety reasons. Please check our FAQ page for updates on generator availability.

Is there parking available? 🚗

Unfortunately, we do not have dedicated parking on-site. However, there are limited parking spaces available at the building's ground level fronting commercial spaces in level 1. Please note that these spaces are on a first-come, first-served basis and are not guaranteed.
